Hello from Colorado Springs,
Cima Vista is a condominium gated community of about 142 condo units 
with mostly non-resident owners. The HOA Rules and Regulations are oppressive
and not owner-friendly. If the owner "violates" the rules, the Cima Vista board 
of directors imposes fines of up to $100 weekly and threatens to record a lien 
against the property or foreclose, if the owner does not pay the fines.

The HOA also authorized a towing service to police the lanes and tow
cars without warning which the towing service feels violate the rules, a 
clear conflict of interest. This includes so-called fire lanes which are not 
marked as such.The fee charged has been $370 for the towed car, cash only.
The towing service prefers to operate at night to avoid confrontation. 
The HOA is quite satisfied with the towing service.
 
The HOA also refuses to hire a towing service who is a member of the BBB.

So, before you buy or rent, study the rules and practices carefully.
